Dark Tower Part II

As you may recall, back in May DTE cut the power to the Book Building and Book Tower for a few days due to non-payment. Tenants were forced to use generators to keep their businesses open while an arangement was worked out.

Well, DTE cut the power again on August 30th. Tenants are once again caught in the middle of a dispute between the buildings former owner and DTE. Susan Lambrecht claims that the $100,000 owed to DTE is the responsibility of Northeast Commercial Services Corp., which she sold the building to and has since lost through foreclosure. Business owners have raised $42,000 on their own in an attempt to restore power while Northeast Commercial Services Corp. tries to work out a deal with DTE and the buildings new owners, KCI.

DTE has so far refused to accept the money raised by the building's tenants and KCI. It is demanding $57,000 in payment.

Downtown Historic Movie Palace Tour Part 4

The Detroit Opera house began life as the Capitol Theater in 1922. The 4,250 seat Howard E. Crane designed theater was the first to open in the Grand Circus Park theater district. It is another fine example of the Palace style. The theater went through many name changes through the years before finally closing as the Grand Circus Theater in 1985. Michigan Opera Theater Took over the building in 1988 and restored it as its' 2,700 seat home.

Downtown Historic Movie Palace Tour Part 3

The venue popularly known as the State Theater in Detroit was constructed in 1925 as the 3000 seat Palms Theater. The attached office building is still know as the Francis Palms Building. The theater was designed by C. Howard Crane in the Palace style. It was re-branded as the Detroit Fillmore on June 17, 2007.

Downtown Historic Movie Palace Tour Part 2

Continuing on the Downtown Historic Movie Palace Tour, this all that remains of the auditorium to the Michigan Theater in Detroit.

The Michigan was built in 1926 by the architectural firm of Rapp & Rapp as a concert hall and movie theater. In the 1970's the theater hosted many rock concerts featuring the top acts of the day. It was during this time as a club/concert venue that the theater began to fall into decline. Finally, in 1976, the theater was closed and demolition began. However, due to problems with the structural integrity of adjoining office building, the main hall and lobby were gutted and converted into a parking structure rather than demolishing the theater completely.

Downtown Historic Movie Palace Tour Part 1

Preservation Wayne conducted their largest annual tour on August 18th, their Downtown Historic Movie Palace Tour. Here is a glimpse at the remains of the lobby to the Oriental Theater. The Oriental Theater was located on West Adams Ave. It was the only atmospheric theater ever be built in Downtown Detroit. The Auditorium was demolished in 1953 but the attached building where the lobby was located still exists today as the Park Apartments building.

Ilitch Blocker Redux

If you recall, this past spring I speculated that demolition and reconstruction of the CC Bar was an effort by the owners to inflate the value of the property in order to extort more money from Olympia Development. Olympia has been buying more land behind the Fox Theater causing widespread speculation that this is to be the location of a new arena for the Red Wings.

I stopped by today to see if any progress had been made on the bar as work papered to have stalled over the summer. Far from there being any progress, the bar seems to be in a state of deconstruction once again.

While a new expiration date for the Red Wings lease at Joe Louis Arena has been determined, I am left once again to speculate. Have the owners finally sold out to Ilitch, or did the building inspectors determine some flaw in the construction that is forcing the builders to start from scratch?

Not Quite Ready (Update)

Work continues on Rivard Plaza. Will it be completed in time for River Days?



Rivard Plaza held it's soft opening last Wednesday. By all accounts it has been a huge success. The Plaza is beautiful and there was plenty of traffic between Rivard and Hart Plaza on Saturday. I can only imagine what it will be like once the @water and Water Mark projects have been completed. Hopefully, retail and restaurants won't be far too behind.

The exterior work is almost done on the Mid-Med Lofts conversion. They've come a long way.

Ilitch Blocker

The owner of the CC Bar appears to be ready to cash in on the speculation related to the rumors that a new Red Wings arena will be built behind the Fox Theater. Mike Ilitch owns the majority of the vacant land West of Park Avenue with a few exceptions. With the demolition of the Hotel Vermont and Olympia Developments' involvement in other land acquisition in the area it appears that something is in the works.

The CC Bar was completely demolished except for two exterior walls prior to the new construction seen below.

So question is why rebuild almost completely from the ground up on a site that is almost certainly within the footprint of a new arena? Is the intention to rake in the cash from the foot traffic created by a new arena, or is the idea to put up some cheap construction in order to raise the property value in advance of an impending land grab? Either way it appears that the owners are trying to stick it to Mr. Mike.

Northeast Commercial Services Corp., a real estate manager and developer, filed for Chapter 11 protection on May 24th. The company has been redeveloping the Book Building and the Book Tower.

APRIL 5th 2007

It has been reported that DTE cut of power to the Book Tower on Thursday due to non payment of bills over a lengthy period of time. Apparently, a notice was posted by DTE in February and nothing happened.

Building management notified tenants Wednesday afternoon that there would be a three-day power outage. The New York City-based Pagan Organization purchased the historic building from the former local owner, Susan Lambrecht in the summer of 2006 with the intention of renovating the 36 story building and converting the top ten floors into condos.

Generators were brought in to power the elevators, but the rest of the building is without power.

Action at the UA

Reports have been circulating that Beal Demolition has been doing work inside the United Artists Building. This has led to some speculation that the building is being prepared for demolition.

Upon some investigation of my own, I do not believe this to be the case. Beal demolition specializes in historic building renovations, specifically in interior demolition and lead/asbestos abatement. Also, I have been told that several months ago that Olympia Development were seeking bids for the clean up the building in order to make it ready for possible future occupancy. Olympia and the City, are continuing to market the building together with Statler and Tuller sites. They have been in talks with Rock Financial/Quicken Loans about moving its headquarters there, but no decision has been made.

Slumpy's Demise

This past winter wasn't very kind to the William Livingstone House.  Old Slumpy finally lost his face a few weeks ago.

Behind the Facade

Ilitch holdings, Inc requested permission from the Detroit Historic Commission on March 29th to demolish most of the Fine Arts Building on West Adams. This request does not include the demolition of the Adams Theater located behind the building. Their plan is to preserve the facade of the 102 year old Fine Arts Building, while constructing a brand new building behind the structure.

I have heard that permission has been granted but this has yet to be reported in the media.
